What's involved
A simple swap — replacing a dated fixture with a new one on the existing switch and box — is usually a same-day job with no permit needed. Anything that changes the wiring itself (a new circuit for a kitchen island pendant, wiring a previously unlit room, or relocating a ceiling box) is licensed electrical work, and we bring in our electrician to pull the permit and handle that part while we manage fixture selection, mounting and finish.
Ceiling fans specifically need a fan-rated box — a standard lighting box isn't built to handle the ongoing weight and vibration of a running fan. If the existing box isn't rated for it, we swap the box before mounting the fan rather than hanging a fan on hardware that isn't designed for it, which is a common shortcut that leads to a wobbling or eventually failing mount.
LED retrofits
If we're already opening up a fixture, it's almost always worth switching to LED — either a full LED fixture or a retrofit kit in an existing housing. LED draws a fraction of the power of incandescent or older fluorescent tubes and lasts years longer, so the small extra cost at install time is usually paid back quickly.
Code and inspection
Any new circuit or rewired room gets pulled to BC Electrical Code and, where required, inspected before we close up drywall or ceiling access. This matters at resale time too — uninspected electrical work is a common flag in a home inspection report.
Lighting & fan installation FAQ
- Do I need a permit to add a new light fixture or ceiling fan?
- Swapping an existing fixture for a new one on the same switch and junction box doesn't need a permit. Adding a new circuit, moving a junction box, or wiring a room that didn't previously have overhead lighting is electrical work that requires a permit and a licensed electrician — we coordinate that as part of the job rather than leaving you to pull it separately.
- Can any ceiling box support a ceiling fan?
- No — a fan needs a fan-rated electrical box, rated to handle the weight and vibration of a spinning fan, not the lighter-duty box used for a standard fixture. If your ceiling box isn't fan-rated, we swap it before mounting the fan rather than hanging a fan on a box that isn't built for it.
- Is it worth switching to LED fixtures during installation?
- Almost always, yes, if you're already opening up the fixture. LED fixtures and retrofit kits use a fraction of the power of incandescent or older fluorescent fixtures and last years longer, so the incremental cost at install time is usually recovered quickly on the power bill.
- How long does a typical lighting or fan installation take?
- A straightforward fixture or fan swap on an existing box is usually a half-day job. Adding new circuits or wiring a room for the first time takes longer and depends on ceiling access — we'll give you a specific timeline once we've seen the space.
