Installation, replacement, repair or hardware-only
Exterior door work falls into a few different jobs and we price them differently. A full installation replaces the door, frame and threshold from scratch — the right call when the existing frame is out of square or water-damaged. A straight replacement reuses a sound frame and swaps just the door slab and hardware, which is faster and cheaper. Repairs cover sticking doors, damaged weatherstripping or worn hinges. Hardware-only visits swap locks, handles or add a keycode/fingerprint deadbolt to a door that's otherwise fine.
Keeping the seal tight
An exterior door that whistles or lets in cold air in a Surrey winter almost always comes down to worn weatherstripping, a misaligned strike plate, or a door sweep that was never adjusted after install. We set reveal and alignment on all four sides during installation, not just eyeball the top gap, and use an insulated steel or fiberglass slab where energy performance matters more than the look of solid wood.

Keycode and fingerprint deadbolts retrofit onto most standard doors without replacing the whole unit, provided the existing bore holes match a standard backset. These come up a lot for rental suites, properties with regular contractor or dog-walker access, and strata units where owners want to stop cutting physical keys for every tenant turnover.
Permits
A like-for-like exterior door swap in the same opening typically doesn't need a City of Surrey permit. Enlarging the opening, adding a new exterior door, or altering a fire-rated door between a garage and living space is different — we'll flag that during the quote if it applies to your project.

- Can you install keyless entry on an existing door, or does it need a new door?
- Most keycode and fingerprint deadbolts retrofit onto a standard door and frame without replacing the whole unit, as long as the existing bore holes and backset match a standard size. If the door or frame is warped or damaged, we’ll flag that a new door is the better fix before hardware goes on it.
- How do you keep an exterior door draft-free through a BC winter?
- Weatherstripping quality and a properly adjusted door sweep do most of the work — we check strike plate alignment and door-to-frame reveal on every install so the seal is even on all four sides, not just tight at the top. An insulated steel or fiberglass slab also outperforms older solid-wood doors for heat loss in our climate.
- Do exterior door replacements need a permit in Surrey?
