Surrey & the Lower Mainland

Attic Inspections in Surrey, BC

Most attic problems in the Lower Mainland come down to moisture, and most homeowners never see them until there is a stain on the ceiling. We go up, check what is really going on, and give you a written report with GPS- and time-stamped photos and video.

Why attics in the Lower Mainland go wrong

Our winters are long, mild and wet. Warm, humid air from showers, cooking and everyday living rises into the attic, either through gaps in the ceiling or through fans that were never properly ducted outside. When it reaches the cold underside of the roof, it condenses. If the attic is not ventilated well enough to dry out, that moisture soaks the sheathing month after month, and mould follows.

The most common cause we find is simple: a bathroom fan duct that has come loose, was never connected, or ends in the attic instead of outdoors. It is an inexpensive fix compared to replacing mouldy roof sheathing, but only if someone catches it.

Attics are also where older homes hide things worth knowing about before you start work: vermiculite insulation, knob-and-tube wiring, and signs of rodents. We flag these in the report so you can plan for them.

What we check

The full attic inspection checklist

We cover every accessible part of the attic and photograph what we find. Areas we cannot safely reach are noted in the report, so you know exactly what was and was not seen.

Moisture & mould

  • Dark staining or mould on the underside of the roof sheathing
  • Moisture meter readings on sheathing, rafters and trusses
  • Frost, condensation or rusted nail tips in cold months
  • Water stains around chimneys, vents and roof penetrations
  • Wet, matted or stained insulation

Exhaust fans & ducting

  • Where each bathroom, kitchen and dryer duct actually ends
  • Ducts disconnected, crushed, sagging or pooling condensation
  • Fans that dump warm, wet air into the attic instead of outdoors
  • Uninsulated ducts that drip back into the fan housing

Ventilation

  • Soffit vents blocked by insulation or missing baffles
  • Roof, ridge and gable vents present and unobstructed
  • Balance between intake at the eaves and exhaust up high
  • Signs of trapped heat and humidity

Insulation & air leaks

  • Insulation type and approximate depth
  • Gaps, low spots and compressed or disturbed areas
  • Air leaks at pot lights, plumbing stacks, wiring holes and the hatch
  • Vermiculite or other suspect materials, flagged without disturbing them

Pests & wildlife

  • Droppings, nesting and tunnels through insulation
  • Gnawed wiring, framing or ductwork
  • Likely entry points at the eaves, vents and roof edges

Structure & safety

  • Sagging, cracked or altered rafters and trusses
  • Old wiring, including knob-and-tube in older homes
  • Open junction boxes and wiring buried in insulation
  • Clearance around chimneys and other heat sources

How an inspection works

  1. Book & tell us what you have noticed

Call or send a message with your address, roughly when the house was built, and anything you have seen: stains, smells, noises or high heating bills.

  2. We go up into the attic

We work from the hatch and walk the framing wherever it is safe to do so, checking moisture, ducting, ventilation, insulation, pests and wiring.

  3. Photo & video report

You get a written report with GPS- and time-stamped photos and video of what we found, what is urgent, what can wait, and what is fine as it is.

  4. Fix it, or take it elsewhere

If ducting needs repair, we can quote it on the spot. The report is yours either way, including for specialist work we do not do ourselves.

$160 from

Attic inspection & written report

Starting from $160 per attic. Includes our accessible-area inspection checklist and a written photo and video report, with findings ranked by urgency. Pricing depends on attic size, the number of attic spaces and access conditions. We confirm the price before booking.

$250 per vent

Exhaust duct repair

We reconnect or replace damaged exhaust ducting, seal and support the run, and connect it to an existing suitable exterior roof or wall termination.

What a duct repair includes

  • Reconnect or replace disconnected, crushed or torn duct runs
  • Connect each fan duct to an existing suitable exterior roof or wall termination
  • Seal joints and support the duct so it does not sag or pool water
  • Use insulated duct where needed to stop condensation dripping back
  • Make sure the damper at the outside cap opens and closes freely

The $250 per-vent price covers standard duct repairs using an existing suitable exterior termination. New exterior vents, roof or wall penetrations, and associated roofing work require a separate quote.

What we do not do, and who does

Some attic findings need a specialist trade. We will tell you plainly when that is the case, and the photos in your report give the next contractor a head start.

Vermiculite: pebbly grey-brown or gold loose-fill insulation in older homes may contain asbestos. Leave it undisturbed. In BC, testing and removal must be done by a licensed asbestos abatement contractor.

Rebates: if the inspection shows your attic needs more insulation, CleanBC and utility rebates may cover part of the cost. Programs and amounts change, so check the current rules before you book an insulation contractor.

Attic inspection FAQ

How much does an attic inspection cost?
Attic inspections start from $160 per attic, including a written photo and video report. Larger attics, multiple attic spaces and difficult access may cost more. We confirm your price before booking.
How much does it cost to fix a bathroom fan duct in the attic?
Exhaust duct repair is $250 per vent for standard repairs that connect the duct to an existing suitable exterior roof or wall termination. New exterior vents, roof or wall penetrations, and associated roofing work require a separate quote; for new roof vents, we refer you to a roofing specialist. We confirm the scope and price before starting work.
Why is attic mould so common in the Lower Mainland?
Our winters are long, mild and wet. Warm, humid air from inside the house leaks or gets vented into a cold attic, and the moisture condenses on the underside of the roof sheathing. Without enough ventilation to dry it out, mould grows. Bathroom fans venting into the attic instead of outdoors are one of the most common causes we see.
Can a bathroom fan vent into the attic?
No. A bathroom fan has to exhaust to the outdoors through a roof or wall cap. Venting into the attic, or into a soffit where the air can get sucked straight back in, puts a shower’s worth of moisture into the attic every day. Ducts also come loose over time, so a fan that was installed properly can still end up blowing into the attic years later.
I think my attic has vermiculite. What should I do?
Vermiculite is a pebbly, grey-brown or gold loose-fill insulation found in some older homes, and much of it may contain asbestos. Do not disturb it, store things on it, or go into the attic more than you have to. We will flag it in the report without touching it. Testing and removal must be done by a licensed asbestos abatement contractor in BC.
Should I get an attic inspection before buying a house?
A general home inspection usually looks into the attic from the hatch. If the inspector noted staining, limited access or signs of pests, or if the house is older, a dedicated attic inspection gives you a closer look and photos you can use when negotiating repairs.
What is in the attic inspection report?
Photos and video of the attic, organized by area or unit, with the date, time and GPS location of every recording and a Google Maps link. Findings are ranked by what needs attention now and what can wait.
Do you take on multi-building or strata projects?
Yes. In 2026 we connected 217 dryer and exhaust vents across 15 buildings, arranged access to every attic ourselves, and provided a written report for each attic. Volume pricing is available for strata and multi-building projects. Call us with the number of buildings and units and we will put together a quote.
Do I need to be home during the inspection?
Someone needs to let us in and clear a path to the attic hatch. Most hatches are in a closet ceiling or hallway, so we may need shelving or stored items moved out of the way.
Which areas do you serve?
We are based in Fleetwood, Surrey, and take attic inspections across Surrey and the Lower Mainland, including Langley, Delta, White Rock, Burnaby, Coquitlam, Richmond and Vancouver.
