How a flooring project runs
Before any material shows up, we pull the existing flooring in a test spot (or check an accessible edge) to assess the subfloor — moisture content, flatness, and whether there's any soft or delaminated plywood underneath. This step catches problems early rather than discovering a rotten subfloor patch halfway through an install. Underlayment and any subfloor repair happen next, then the new flooring goes down, followed by transitions, baseboards or shoe moulding, and a final clean.
Material choice depends on the room and what's underneath. Engineered hardwood handles our coastal humidity swings better than solid hardwood and can go over concrete slabs, which makes it the more common choice for Surrey basements and ground-floor rooms. Laminate is the budget-friendly, high-traffic-resistant option for rec rooms and rentals. Tile stays the standard for bathrooms, entryways and anywhere moisture is a regular factor.
Older homes and hidden subfloor damage
A lot of Surrey housing stock from the 1970s-90s has had at least one undetected leak at some point — under a dishwasher, behind a toilet, at a window sill. When we pull up old flooring in these homes, it's common to find a soft patch of subfloor that wasn't visible from above. We flag this before proceeding rather than laying new flooring over a weak spot, since that's the kind of thing that shows up as a squeak or sag a year later.

A single room typically takes 1-2 days including underlayment. A full main floor runs 4-7 days depending on square footage and how many room-to-room transitions and stair nosings are involved — stairs take longer per square foot than open floor because each tread and riser is cut and fitted individually.
Flooring installation FAQ
- Solid hardwood or engineered hardwood for a Surrey home?
- We lean toward engineered hardwood for most Lower Mainland installs, especially over concrete slabs or in homes without tight humidity control — it's dimensionally more stable through our wet winters and dry summer heat than solid hardwood, which can cup or gap as moisture swings. Solid hardwood still works well over a suspended wood subfloor in a climate-controlled home.
- Do you check the subfloor before installing?
- Always. We check for moisture, flatness and soft spots before laying anything — this matters more in older Surrey homes (built in the 1970s-90s) where a slow leak under a kitchen or bathroom can leave soft or delaminated subfloor that isn't visible until the old flooring comes up.
- How long does a flooring installation take?
- A single room (bedroom, living room) is typically 1-2 days including underlayment. A full-main-floor job runs 4-7 days depending on square footage, transitions between rooms, and whether stairs are included — stairs add time because each tread and riser is measured and cut individually.
- Can flooring go over existing tile or vinyl?
- Sometimes, if the existing surface is flat, sound and securely bonded — laminate and some engineered hardwood can float over it. Tile removal is usually required before new tile goes down, since tile needs a flat, rigid substrate rather than another tile layer underneath.
