How a door installation runs
We start by checking the opening: is the jamb plumb and square, is the header solid, and does the existing casing and trim need to be reused or replaced. In older Surrey housing stock that's settled over 30-40 years, openings are rarely perfectly square, so getting the jamb shimmed correctly matters more than the door itself for how it swings and latches long-term.
For a straight slab swap, we remove the old door, fit and trim the new one to the existing frame, mortise the hinges and strike plate, and hang it — usually a half-day per door including hardware. Changing an opening's size, converting a swing door to a pocket or barn door, or adding a new opening where there wasn't one before involves framing and drywall patching, which we sequence separately from finish carpentry.
Strata and fire-rated doors
Suite-entry and common-corridor doors in most BC strata buildings carry a fire-rating requirement (commonly 20-45 minutes) with a self-closing device, under the BC Building Code's fire separation rules — this is different from the interior bedroom and closet doors inside your own unit, which usually have no rating requirement. We confirm which category applies and check strata bylaws before quoting entry-door replacements, since a non-rated door on a fire-separated opening is a real compliance problem at resale or insurance inspection.
Door styles and hardware
Panel doors remain the most common swap-in for older homes; French doors work well opening onto a den or dining room; barn doors solve tight-clearance situations where a swing door would hit a wall or fixture; pocket doors disappear into the wall for powder rooms and laundry nooks; bi-folds suit closets. On hardware, we bring finish samples to the walkthrough — brushed nickel, oil-rubbed bronze, satin chrome, matte black — so new hinges and handles match what's already installed elsewhere in the house rather than introducing a mismatched finish.

- Yes, and it's common in Surrey homes built before the 1990s, where framing has settled over the decades. We shim and pack the jamb to plumb the opening before hanging the door, rather than forcing a square door into an out-of-square frame, which is what causes doors to swing open or shut on their own.
- Do strata buildings require fire-rated doors?
- Common-area and suite-entry doors in most BC strata buildings need a 20-45 minute fire rating under the BC Building Code, with a self-closing device. In-suite interior doors (bedrooms, closets) typically don't. We check your strata's bylaws and the building's fire separation requirements before quoting suite-entry or corridor door work.
